Project Overview
This case study documents the complete gut renovation of Unit 2, a one-bedroom apartment in a multi-family residential property located in Brighton, Massachusetts. The project transformed a dated, worn unit into a modern, market-ready living space through a comprehensive renovation that touched every surface, system, and fixture in the apartment.
The renovation was managed by Dee Dev with the goal of maximizing the unit's long-term rental value while delivering a finished product that tenants would be proud to call home. Every design decision balanced durability, aesthetics, and cost-efficiency — selecting materials and finishes that look high-end but are built to withstand the realities of a rental environment.
Pre-Renovation Condition
Prior to renovation, the unit showed significant wear consistent with years of continuous occupancy. The existing conditions included outdated kitchen cabinetry and countertops with visible damage, worn and stained flooring throughout, aging bathroom fixtures with deteriorating tile and grout, walls with extensive patching needs and outdated paint, and older electrical and plumbing systems that no longer met current standards.
A full gut approach was determined to be the most effective strategy — rather than piecemeal repairs, stripping the unit to its structural shell allowed for a clean, unified renovation with no legacy issues carried forward.
Scope of Work
The renovation encompassed a complete transformation of the one-bedroom unit across every category of work.
Kitchen
The kitchen received a ground-up rebuild designed to maximize functionality in the existing footprint:
- Full removal of existing cabinetry, countertops, and flooring
- Installation of new shaker-style cabinetry in a warm espresso tone
- New countertops with clean, contemporary edges
- Stainless steel appliance package including dishwasher, range, and refrigerator

Bathroom
The full bathroom was completely gutted and rebuilt with modern, low-maintenance materials:
- Complete demolition of existing tile, fixtures, and vanity
- New tub/shower surround with clean tile work
- Updated vanity with modern countertop and integrated sink
- New toilet, faucet, and hardware
- Fresh paint and updated lighting fixture
- Improved ventilation and waterproofing behind all wet walls
Bedroom
The bedroom was taken back to the subfloor and fully rebuilt:
- Removal of all existing flooring down to the subfloor
- Installation of new warm-toned hardwood-style flooring
- Complete wall prep including skim coating, patching, and fresh paint in a neutral warm palette
- New baseboards, door trim, and interior door with updated hardware
- Closet interior refreshed with new shelving and paint

Living Area
The main living space received the same floor-to-ceiling treatment:
- New warm-toned flooring continuous with the kitchen and bedroom for a unified feel
- Fresh skim coat and paint throughout in a neutral, modern palette
- New baseboards and trim work
- Updated lighting and electrical outlets
- Clean transitions between living area and adjacent rooms
Systems & Infrastructure
Behind the finished surfaces, the renovation addressed the unit's core systems:
- Electrical updates to meet current code requirements
- Plumbing updates including new supply lines and drain connections where required
- Improved insulation and weatherization in accessible wall cavities
- Smoke and carbon monoxide detectors installed per current Massachusetts regulations
Design Approach
The design strategy centered on a cohesive, neutral palette that would appeal to a wide range of prospective tenants while aging gracefully under daily use. Key design decisions included selecting warm wood-tone flooring that reads as natural hardwood but delivers the durability and moisture resistance needed in a rental setting, choosing espresso cabinetry that provides a rich visual anchor in the kitchen without trending toward any specific style that might date quickly, and running the same flooring continuously through the kitchen, living area, and bedroom so the entire unit feels open and unified despite its one-bedroom footprint.
Every material was evaluated on a dual axis of aesthetics and longevity. The goal was a finished space that photographs well for listings, shows well during tours, and holds up for years between turnovers.
Results
The completed renovation delivers a one-bedroom apartment that is effectively brand-new behind a preserved building envelope. The finished unit features a modern kitchen with full appliance package and ample storage, a clean and updated bathroom ready for immediate occupancy, continuous flooring throughout that creates visual flow and the perception of larger square footage, neutral paint and trim that provide a move-in-ready canvas for any tenant's personal style, and updated systems that reduce maintenance calls and improve energy efficiency.
The Brighton Unit 2 project demonstrates the value of a full gut approach for aging rental stock: rather than chasing individual maintenance issues, a single comprehensive renovation resets the unit's useful life, commands higher rental rates, and reduces the total cost of ownership over the following decade.
